Right when we walked into the house the bright light from the gorgeous windows swept us off our feet. The space was light and airy, perfect for enjoying a good book and some coffee!

This is entertainment central. Perfect for a dinner party; the dinning room was at the very front of the house and had just as many bright windows as the living room!

The kitchen was fully renovated and modern. There was ample drawer and storage space available . The kitchen looked right out into the breakfast area and the living room. There was a full finished basement that we didn’t get photographs of, but it was just as amazing as the upstairs and even included some interesting modern twists in the design.

Harmony on the Lakes New Construction

As I was out showing houses to some clients in the Harmony on the Lakes subdivision in Holy Springs GA on Sunday, I thought I would snap a few pictures and share them with y’all. Harmony on the Lakes is a well established neighborhood with great amenities and it backs up to a nature preserve.  Right now there are excellent new construction options in Harmony by a well respected builder, Pulte.  The base price for the new construction is $184,900 to $209,900. There are six different building models to chose from all of which offer great flexibility and usable floor plans.

Pictured above (and below) is the Brookwood model. At 2582 square feet with 4 bedrooms and 2.5 baths this particular plan starts at $196,000.  There is a convenient “task” room off the dining area which would be great for an office or a play room.  Basement lots are available as well and Pulte is very accommodating and loves working with us and our buyers.

The light coming in through the large windows was beautiful although the room was already bright and airy, the beaming sun through the windows made the room that much more inviting.

This is a Gorgeous open floor plan with even more bright windows in the dining area.  This plan is great for entertaining and hosting any kind of event.  The mudroom right off the kitchen is spacious and offers a great space for shoe and coat removal before entering the house.

Inventory is shrinking!

The metro market statistics show it, buyers are feeling it – there are far fewer homes on the market right now.  In December 2011 there were 18,546 active listings on the market (in an 8 county metro Atlanta area) - compared to 26,030 homes a year ago.  And the recent max of 30,130 in June 2010.  Pair that with increasing sales – lower price points have already hit Seller’s Market inventory levels & higher price points are nearing balanced market levels.

But what does that mean for MY home?  I’ve been doing some research for some clients lately and found that every subsection of the market I have studied has followed suit.  Check out this example for townhouses in NE Fulton county (FMLS Area 14):

2011 sales appear to finally be trending up after a prolonged down cycle

2011 finished the year with several indicators of a comeback market:
·        More homes are selling (+19% in the 4th quarter and +15.1% for the full year)
·        Sellers are seeing a better median Sales price/List price ratio
·        Somewhat fewer listings are failing
·        Listings are taking fewer median days on market to sell
·        There are 40% fewer homes on the market than a year ago:  A continued lower supply of active listings will be the main driver for recovery.
